Signs of a Quality Ceramic Tile Installation
Not all tile installations are equal. Knowing what separates a long-lasting, professional finish from one that will fail within a few years can save homeowners in Bedford and Elstow significant time and money.
Why Installation Quality Matters as Much as the Tile Itself
A high-quality ceramic tile can fail within months if it is installed incorrectly. Conversely, a modestly priced tile installed to a proper specification will typically last for decades without issue. When homeowners and specifiers focus only on tile aesthetics and ignore installation standards, the result is often cracked tiles, hollow spots, lifting edges and water ingress behind walls.

Adhesive Coverage: The Foundation of Every Good Tile Job
Adhesive coverage is one of the most reliable indicators of installation quality and also one of the most commonly skimped. BS 5385 requires a minimum of 80% adhesive coverage for wall tiles and 95% for floor tiles. In wet areas and for large-format tiles, full 100% coverage is specified because voids behind tiles allow water to penetrate and create hollow spots that eventually lead to tile failure.
A professional installer will use the correct notched trowel size for the tile being laid, back-butter larger tiles in addition to the substrate and press each tile firmly to ensure the adhesive ribs collapse and contact is maximised. When you remove a tile that has been correctly installed, the adhesive should be spread evenly across the back with no significant bare areas.
Lippage: How Level Should Finished Tiles Be?
Lippage refers to the height difference between the edges of adjacent tiles. A small amount is unavoidable due to natural variation in tile thickness, but excessive lippage creates both a tripping hazard and a sign that the substrate was not adequately prepared before laying began.
For rectified tiles with narrow grout joints, acceptable lippage is typically 1mm or less. For standard tiles with grout joints of 3mm or more, up to 2mm is generally acceptable on walls and 3mm on floors. Where lippage exceeds these figures consistently across the installation, it points to an uneven substrate, rushed laying or a failure to use levelling clips during installation.

Wall tiles: up to 2mm. Floor tiles: up to 3mm with standard grout joints. Rectified tiles with narrow joints: 1mm or less. Professional installers use levelling clips on large-format tiles to hold edges flush while adhesive cures.
Signs of Poor Flatness
Tiles that rock underfoot, visible ridges at tile edges when light rakes across the floor at a low angle, grout that has cracked along the joint between two tiles at different heights. These indicate substrate prep or laying technique was inadequate.
How to Check
Run a straightedge or spirit level across the installed tiles. The gap beneath should not exceed 3mm over a 2-metre span on floors. On walls, the same rule applies. Consistent deviation beyond this figure warrants a conversation with your installer.
Grout Joint Consistency and Quality
Grout joints serve two purposes: they accommodate slight dimensional variation between tiles and they allow the installation to move slightly without transmitting stress into individual tiles. A quality installation will have consistent joint widths throughout, properly filled joints with no voids or pinholes and neat, finished edges where tiles meet walls, baths, shower trays or worktops.
Grout should be fully cured before the installation is used and sealed in areas exposed to water or food preparation. Poorly mixed or poorly applied grout will display cracking, powdering or discolouration within a short time of completion. These are not aesthetic problems alone: failed grout allows moisture to reach the adhesive bed and substrate beneath.
Grout colour consistency across a large floor or wall area is a practical test of mixing discipline. If the grout is noticeably lighter or darker in patches, it was mixed in inconsistent batches or water was added at different rates. This affects both strength and water resistance.
Movement Joints: The Most Commonly Omitted Detail
Movement joints are compressible joints filled with silicone sealant rather than rigid grout. They are required by BS 5385 at all internal and external angles, at the perimeter of every floor installation, at changes of substrate material and at intervals across large floor areas. The standard specifies a movement joint at least every 3 to 4.5 metres across open floor areas and every 3 metres in external applications.
Movement joints allow the tile installation and the building structure to expand, contract and flex independently. Without them, stress accumulates in the grout lines and tile bodies, eventually causing grout to crack and tiles to lift or shatter. A tiler who tells you movement joints are unnecessary or that they are only for commercial projects is not working to the correct standard.

The substrate is the surface onto which tiles are fixed. Its condition before tiling begins determines the long-term performance of the entire installation. A quality installer will assess the substrate before starting work and will carry out any necessary preparation rather than tiling over an inadequate surface.
Preparation typically includes checking that the substrate is structurally sound, flat to within the tolerances required by the tile size, dry to the required moisture content, free from contamination such as oil, dust or old adhesive and adequately primed for the adhesive being used. Sand and cement screeds should be fully cured and confirmed dry using a hygrometer before tiling commences. The 28-day minimum cure time for sand and cement screed is a standard requirement, though actual drying time depends on screed depth and site conditions.
Flatness Tolerance
Substrate should be flat to within 3mm over a 2-metre span. Where large-format tiles are being laid, tighter tolerances may be required. Use of a self-levelling compound to correct an uneven floor is a mark of a thorough approach.
Moisture Content
Sand and cement screed: maximum 75% RH measured by hygrometer (or 0.5% CM by carbide bomb test). Concrete: maximum 75% RH. Rapid-drying screeds should be tested to the manufacturer’s specification. Tiling over wet substrates leads to adhesive bond failure.
Structural Integrity
Hollow-sounding areas in a screed indicate delamination or voids and must be repaired before tiling. A quality installer will tap across the substrate and investigate any suspect areas. Tiling over failed substrate guarantees future tile failure.
How to Test a Finished Installation
Once an installation is complete and the adhesive has fully cured (typically 24 to 48 hours for standard adhesive, longer in cold or damp conditions), there are several practical checks you can carry out before signing off the work.

Cut Tiles, Edges and Trim: The Detail That Reveals Skill
The quality of cut tiles and edge details is often where the difference between an experienced tiler and an inexperienced one becomes most visible. Professional cuts should be straight and clean, with no chipping along the cut edge. Where tiles meet other surfaces such as worktops, windows or bath panels, the joint should be consistent in width and neatly finished.
At doorways and thresholds, transition strips or schluter profiles should be used to protect exposed tile edges rather than leaving them unfinished. A quality installer plans the tile layout before starting work to avoid very thin cut pieces at visible edges, which are both weak and unattractive. Layouts should be centred on the focal point of the room, typically the main window or the centre of a shower wall.
